Of course there’s more demand than supply. Thats what gives real estate its value. The problem is people have unrealistic expectations of the housing they can afford. They feel entitled to a four bedroom new build 20 minutes from the downtown of their favorite HCOL city. But if they acted their wage they would embrace the 70 year old 1200 sq ft starter home and hour from the city that matches their income.

I am trying to downsize from a 4000 sq ft with a 2.9% APR and can’t find anyone to buy the fucking house. I have a rental across town I’m trying to move back into and downsize but at least in FL, no one is buying anything.

I bought a home in 2019 for an ok price but good interest rate. Sold last summer for a real nice 40% profit. Took that money and just bought another house using the profit as a down payment and to switch to a conventional loan. In the end my payment is about 100 bucks more a month (interest rate), but the house is almost double the sq footage and over 5 times the land size. Looking back it was a financial success on my part and a good switch for a family of 5, but I can firmly say my house I sold last summer sold for way more than I could of imagined and the person who bought it definitely did not get a good deal. (Don’t get me wrong, house was in excellent shape and condition… just small)

I mean that's how I got my first house last time around. 62000 for a 8 year old house 1500 Sq ft in a subdivision. Worked out well back then.
